What happens after my application is approved?
Once approved, you will first receive an official approval letter. Following this, a Property Manager or Leasing Agent will reach out to you to confirm your desired move-in details and date. Once your move-in date is confirmed, we’ll send you a lease agreement to review and sign electronically. Once signed, you’ll need to immediately pay the security deposit and any other required move-in funds to validate your lease agreement and secure your apartment.
How much is the security deposit?
The security deposit varies and can range from $350-1200 depending on the rental amount and your rental qualifications. Once you’ve filled out an application, we would let you know the exact security deposit required.
Will my apartment be move-in ready?
Yes. Every property undergoes a detailed inspection before you move in. We check appliances, plumbing, electrical systems, and ensure the apartment is clean and freshly prepared for you.
How do I pay rent?
We encourage all residents to use our secure online resident portal. Through the portal, you can pay rent via bank transfer, debit card, or credit card. Payments can also be set up for automatic withdrawal each month for convenience. If you want to pay with cash, you can do so via PayNearMe.
When is rent due?
Rent is due on the first day of each month.
What’s included in my rent?
Your monthly rent covers your home, access to our resident portal, and the support of our property management team. Specific details about what’s included in your rent will be outlined in your lease agreement so you’ll know exactly what to expect before you move in.
How do rent increases work?
At Green Alpha Property Management, we work hard to keep our rents among the most competitive in the market. Because we manage our properties directly, we’re able to control costs and avoid unnecessary overhead, helping us minimize rent increases. If an adjustment is necessary, we provide advance written notice in accordance with your lease and local laws, so you’ll always have plenty of time to plan ahead. Our goal is to maintain affordable rents while continuing to invest in well-kept, high-quality communities.
How do I submit a maintenance request?
It's best to submit your maintenance requests with details and pictures in your resident portal. If you are unable to do that or have an emergency such as fire, flood or no heat please call the Maintenance Line for all maintenance requests: (984) 315-7336.
How quickly will repairs be completed?
We respond to all requests as quickly as possible. Non-emergency issues are usually addressed within 48–72 hours. Emergency requests receive immediate attention.
How long are your leases?
Leases are 12 month terms and after the initial 12-month term tenants have the option to stay on a month to month lease.
What happens when my lease ends?
At the end of your lease term you may be given the opportunity to renew your lease with new terms and conditions. If a lease renewal is not available or you do not want to sign another 12 month contract, you can stay month to month. Month to month leases are subject to month to month fees.
Can I break my lease early?
Early termination of a lease agreement is not ideal. We understand sometimes life circumstances leaves you with no choice. There is a section in our lease that outlines the Early Termination Protocol and fees associated with this.
What steps do I need to take when moving out?
You need to submit your notice to vacate your unit in your resident portal at least 30 days prior to your move out date. Failure in giving at least 30-days notice could results in a security deposit forfeit plus the full month's rent.
When will I get my security deposit back?
Depending on what method was chosen to receive the deposit back. Most deposits are returned within 30-60 days from move out depending on state law.
What qualifies as “normal wear and tear”?
Minor scuffs on walls, small nail holes, or light carpet wear are considered normal. Significant damage, like large holes, broken fixtures, or stains, will be deducted from your deposit.
Are pets allowed in Green Alpha Property Management properties?
All of our properties are pet-friendly. However, there may be additional deposits or monthly pet fees. The pet policy for each apartment will be listed in the rental listing and lease.
Assistance animals/service animals are handled separately and are not treated as pets.
Can I sublet my rental?
Subletting is not permitted unless specifically approved in writing by Green Alpha Property Management. Unauthorized subletting may result in lease termination.
What qualifies as a maintenance emergency?
Emergencies include issues that threaten your safety or the property, such as fire or gas leaks, major flooding or burst pipes, loss of heat during extreme cold and security issues, like broken locks or doors.
Who do I call in an emergency?
If it’s life-threatening, such as a fire, always call 911 first. For property-related emergencies, call our emergency maintenance line. The number is provided in your lease and welcome package.
What can I do in the online portal?
The portal is your go-to hub for everything related to your rental. There, you can pay rent online, set up recurring payments, submit maintenance requests, track repair progress, renew your lease and access important documents.
